The Bel Colle property is a private family house that we rent only for a few weeks during the year, exclusively to people who will take the greatest care of it.
We wish you a very pleasant stay!
Your arrival at Bel Colle
Claudio or Agnese will be waiting for you on site, at the time agreed upon your arrival, to welcome you. About days before your arrival, we will share their contacts with you.
If wou wish to order some basic products prior to your arrival, you will be able to do so and pay directly once you arrive on site.
Household staff
We have two employees, Agnese and Claudio, who take care of the maintenance of the house as well as the outside areas.
They also have the responsibility of the daily control of the facilities as well as assiting you during your stay.
Claudio is the main concierge of the house. He speaks english, french and italian. Agnese is mainly in charge of the interior maintenance of the house. She speaks italian (and polish).
During your stay, Agenese will clean the rooms and bathrooms daily (except on Sundays). She will prepare the breakfast table, then tidy up and clean the house.
Upon request, she can prepare lunch or dinner for you once or twice a week, according to your wishes. Do not hesitate to ask Claudio about restaurants, shops and activities in the area.
Occupants - Lack of railings - Discharge
We would prefer to rent the house to couples or families with bigger children. Indeed, there are no barriers in some areas of the property.
On the other hand, the house includes some works of art and many decorative or personal objects that we particularly care about. And finally, the swimming pool is not equipped with a safety fence. Full discharge is hereby given to the owners.
Parties
We do not allow parties or gatherings beyond the number of occupants in the house.
Bedroom layout
The house has 3 bedrooms with a private bathroom each + 1 annex room.
The 4th room, located on the mezzanine of the house, is also available with a double bed, its own bathroom and a private dressing (naturally lit by a window and a glass door leading to an independent exterior staircase).
The house has a total of 8 bedding:
- 180x200 bed in the master bedroom upstairs
- 150x190 bed in the piccola room upstairs
- 160x200 bed on the ground floor
- 160x200 bed in the room on the mezzanine of the house;
- Each bed (except the master bedroom) has a bed safe for storing flat luggage.
Slippers and bath products (shower, shampoo and conditioner) are at your disposal in each bathroom. We would be grateful not to take them with you when you leave.
CAREFUL: It is forbidden to eat, drink (except water!) or smoke in the bedrooms.
Shoes
Shoes may only be worn inside the house on the first floor, in the day rooms.
Bathtub
Please note that the bathtub in the master bedroom does not have an overflow drain. An oversight during the filling could trigger a flood which will be charged to the tenant.
Furniture, armchairs, gazebo cushions, carpets, etc.
Please report any damage immediately to Claudio or Agnese so that any stains can be dealt with quickly. In case of major damage, you will be charged for the cost of cleaning, repairing, or replacing the damaged material.
The Kartell chairs in the dining room are fragile. Please take care not to scratch the plexi cover with studded clothing or other abrasive materials. We would also kindly ask you not to touch the sculptures.
Linen / Washing and drying machines
Bedding and towels are washed mid-week.
You can ask Claudio or Agnese to wash your clothes once or twice during your stay. Ironing board and iron are available upon request.
Kitchen - Food bases
You can use the food bases available on site. As we do not keep a specific inventory, we would be grateful if you could replace what you used. The wine cellar is not available to tenants.
Internet/WIFI
A wifi is available to the tenants as well as an A4/A3 color printer and color copier only for occasional printing and on request. Please ask Claudio or Agnese.
Air conditioning / Floor heating
All the rooms are air-conditioned except for the basement room (cool).
The whole house is heated by the floor, including the basement room.
Bang&Olufsen television
Claudio will explain how the television works. Please take the utmost care of it.
Do not install or modify Apple, Netflix or Formulate accounts (TV channels, etc.)
Music
All rooms are equipped with SONOS speakers, as for the exterior of the house (accessible via air-play).
Please do not reset or change the installed configuration.
When using the outside speakers, please make sure that the volume is reasonable so as not to disturb the neighborhood.
Barbecue & pizza oven
The barbecue is at your disposal.
The pizza oven requires the help of Claudio or Agnese; if you wish to use it, please plan it with them.
Old "Berkel" slicer
The use of the Bristol slicer by tenants is not permitted. Claudio can cut up cold meat for you on request.
Fireplace
The use of the fireplace is prohibited for safety reasons.
Running water
The tap water inside the house is safe to drink and can be drinked daily.
Swimming pool
The swimming pool is heated to an average of 25° to 28° degree.
For hygienic reasons, a shower is required before swimming.
Specific towels are available at the pool.
Bathrobes are also available in the room.
Do not use the towels from the bedrooms for the pool.
The pool is maintained once a week by a technician.
Claudio will clean the pool once a day during your stay.
Depth of the pool: 130cm
Careful: the owners decline all responsibility for any accident that may occur during the use of the aquatic facilities of the house.
Please note that any damage will be the responsibility of the tenant.
Please keep the cover closed during the night if the temperatures are low.
Fitness
Please use the equipment provided with the utmost care.
We kindly ask you to disinfect them after each use. Put away the equipment and close the room after each use. Do not leave the equipment outside when it rains.
Electric bicycles
Two electric bikes are available (to be checked with Claudio one day before). Please note that the roads in the region are winding and the cars drive fast. A bike rack for a towball is available on request from Claudio.
Jacuzzi
The use of the Jacuzzi is authorized for a maximum of 4 people. Do not consume food or drink in the Jacuzzi.
Video surveillance
The garden is equipped with video surveillance cameras with recording, for the safety of all. However, please note that the Maremma region is known for its tranquility and very low rate of vandalism. There are no cameras inside.
Alarm
The house is also equipped with an alarm system. Claudio or Agnese will explain how it works if you wish to activate it.
Smoking
It is strictly forbidden to smoke inside the house.
Fire Extinguishers
There is a fire extinguisher on each floor of the house.
Waste
No particular tax. On the other hand, Agnese or Claudio will take care of bringing the garbage to the containers that are available in the village.
House keys and parking gate
Don't forget to return the house keys and the remote control for the parking gate when you leave.
In case of loss of keys, and for security reasons, you will be charged for the complete replacement of the cylinder at the rate of 200 € (one cylinder with 5 keys). The replacement of a parking remote control will be charged at 100 €.
Animals
No animals are allowed.
Electricity and water charges
For simplicity's sake, the rental fee includes all costs. However, tenants should be careful not to waste energy.
Visitor's tax
Payable in addition to Claudio. 10 € per person per day.
Electric car charging
Possibility to connect an electric car. Flat rate of 30 € per full charge, to be agreed with Claudio.
Food / Water / Wine cellar
The food products we leave in the kitchen and fridge can be used if needed but must be replaced by you.
We do not keep accounts and we practice the principle of practical comfort and trust.
Included in your stay you will find in the fridge a first set of water bottles and also a bottle of white, rosé and red wine and soda(s). Afterwards you will have to buy your own drinks.
Wine cellar :
You have the possibility to buy bottles from the cellar selected by the owner. Functioning: you choose with Claudio bottles only with the blue label and this last notes to have the cash refund at the end of your stay. You can return bottles that you have not consumed and also ask him several times during your stay to access the cellar to taste various wines that are generally available at the Eunoteca of Scansano.
Check-out
Please agree with Claudio on your departure time, according to your convenience, from Monday to Saturday (during the day between 09:00 and 17:00). Expect one hour for the complete check-out.
Final cleaning is included in the price of the house.
Damage / Disputes /Deposit
A cash deposit of 500/1000 euros will be given to Claudio on the day of arrival. At the end of the stay, Claudio will check the general state of the house and the equipment and will deduct, if necessary, an amount to be paid by you and deducted from the deposit (500/1000 euros). In case of damage exceeding the deposit, the tenant commits himself to declare the damage to his civil liability insurance and to reimburse the repairs within 30 days.
In case of any dispute between the client-renter and the owners concerning the rental of the house Bel Colle, it will be subject to Swiss law and the court of Lausanne (Switzerland) will be the place of jurisdiction.
Tips
If you wish, you may leave a global tip of between 10 € and 20 € per day for both employees. This will be greatly appreciated.
